Part 1: Grey Structure Civil Work (G+1 Ground + First Floor)

The civil structure covers all foundational, structural concrete (RCC), local Goan laterite stone masonry, and plastering.

Stage I: Foundation & Footing Sub-Structure 15% Advance
  • Site lineout marking and alignment for column footings.
  • Footing excavation in natural soil up to 1.2 meters below ground level.
  • Soling and Plain Cement Concrete (PCC) bedding for footings (10 cm each).
  • Steel reinforcement cage standing and footing RCC casting.

Stage II: Plinth Beam, Ground Bedding & Masonry 15% Advance

⚠️ Standard Exclusions & Owner Responsibilities in Grey Structure

  • Material Storage: Adequate storage space must be available within 10 meters of the building footprint.
  • Utilities: Temporary water and power connections, as well as ongoing utility bill payments, are strictly under the property owner's scope.
  • Water Curing: Daily curing of masonry and concrete is managed by the owner or arranged via designated site labor.
  • External Infrastructure: Septic tanks, soak pits, compound walls, plot fencing, and site landscaping are measured and billed separately outside the structure quote.
  • Special Treatments: Anti-termite soil treatment with warranty and specialized chemical roof waterproofing membranes are separate scopes.
  • Architectural Features: Decorative cornices, classical moldings, corbeling, or cast round columns are charged separately.

Part 2: Finishing Stages (Conduits, Plumbing, Flooring & Doors)
